JadeScape draws in 9000 strong crowd at weekend preview

A crowd of of 9,000 people wee drawn to the weekend preview of JadeScape. JadeScape, Singapore’s first fully-smart multi-generational residential project, is Qingjian Realty’s latest residential project. The JadeScape Sales Gallery is located beside Bishan MRT station and opposite of Bishan Bus Interchange while the actual development sits on the former Shunfu Ville site. The Sales Gallery opened to the public last Saturday, 8 September 2018, and remains open daily from 10am to 7pm.

Yen Chong, deputy general manager of Qingjian Realty (South Pacific) Group, said: “We designed JadeScape with a unique offering to complement its outstanding location. We expected the market to welcome the project but the response is overwhelming.”

“This is the first launch in the area in three years. We have been receiving queries about JadeScape for months now. The turnout is really not surprising. The developer has also attracted many families by offering a mix of unit types,” said George Tan, executive director at Savills Residential, which is marketing the project. He attributed the strong turnout to the fact that there hasn’t been a new launch in the Thomson area in three years. Besides Savills, there are 4 other marketing agents  – Savills Singapore, ERA Realty, PropNex Realty and SLP International.

JadeScape was bought en bloc by Qingjian Realty for $638 million in 2016, and it is the largest collective sale since 2007 at that time.

Qingjian said that given the strong interest expressed by the public to its preview, the JadeScape’s sale will launched on Sep 22, and that the average price of the sale will be $1,700 per square feet (psf).

JadeScape said that the number of launch phases for the project has yet to be determined. Comprising a total of 1,206 units. the fully smart private condo which sits on 36,985.70 square metres of land, will house 236 one-bedders, 403 two-bedders, 265 three-bedders, 261 four-bedders, 39 five-bedders and two penthouses spread across seven blocks.

Property transactions continue upward march despite cooling measures

The developer said that one-bedroom units (527 sq ft) at JadeScape will start from $838,000, two-bedroom units (646 to 775 sq ft) start from $988,000, while three-bedroom units (904 to 1,152 sq ft) will start from $1.38 million.

The developer has yet to determine the prices for the four and five-bedroom units, as well as the penthouses for the fully smart private condo, JadeScape.

JadeScape which is expected to receive its Temporary Occupation Permit (TOP) on Jan 9, 2023, will open its two-storey show gallery to the public from Sept 8, 2018. Being the largest show gallery in recent year, it will come equipped with smart home features and the Smart Estate Management system.

Unit Mix

JadeScape condo will have a perfect mix of one- to five-bedroom units and two penthouses. The units will be affordably priced and can make a great home for newlyweds, large families, workers as well as students.

JadeScape residential will havea range of condo facilities that will appeal to people of all ages. Some of the major facilities one can expect on the development include a large swimming pool, gymnasium (overlooking the pool), tennis court, children’s playground, function rooms, BBQ pavilions, 24 hours security and more.

Anyone would expect the transport network in JadeScape to be very comprehensive, considering its close proximity to the city. The condo sits a tiny distance away from a bus stop along the Marymount Road that provides service to 54, 74, 851 and 852. Along the Upper Thomson Road also lies another bus stop that services 52, 130, 162, 165, 167, 844 and 980.

The Pan Island Expressway (PIE) and Central Expressway (CTE) are a few minutes away from JadeScape and can easily be accessed via Lornie Road and Braddell Road. The condo is also about 3 minutes’ short walk from Marymount MRT Station and takes only 6 stops to get to the Orchard MRT Station. The Upper Thomson MRT Station (which is expected to be up and running by 2023) is also a short from the development. So, getting to and from town as well as other parts of Singapore will be as convenient as ever for the residents of JadeScape.


There are numerous prestigious schools-both local and international-located within a radius of 2km off Jade Scape. That means residents can find an easier time enrolling their children to school. Catholic High School is located within a distance of 1 km. And there are plenty of other schools found within a radius of 2 km including Ai Tong School, Guangyang Primary, Marymount Convent School, Kheng Cheng School, Townsville Primary and Teck Ghee Primary.

Given its prime location, Jade Scape selling price is likely to be very competitive. The average transacted price in 2016 and 2017 ranged between S$1,400 and S$1,600.
