Qingjian Realty has unveiled its fully smart private condo at the site of the former Shunfu Ville, and hopes to draw buyers at an average price of $1,700 per square foot (psf). The launch by the developer will be the the first major private residential property launch after the Government’s property cooling measures in July.
Qingjian REalty said the fully smart private condo at the former Shunfu Ville site in Bishan will come complete with fully-integrated smart home technologies and an intelligent estate monitoring system. Named the JadeScape, the site will also have 63 one-bedroom units set aside for active ageing residents. Called the “gold standard” units, these one-bedders will have smart technology and physical facilities that cater to older residents.
The site at which the fully smart private condo will sit was bought en bloc by Qingjian Realty for $638 million in 2016. It is the largest collective sale since 2007.
JadeScape is set to be launched for sale in two phases. Comprising a total of 1,206 units. the fully smart private condo which sits on 36,985.70 square metres of land, will house 236 one-bedders, 403 two-bedders, 265 three-bedders, 261 four-bedders, 39 five-bedders and two penthouses spread across seven blocks.
The developer said that one-bedroom units (527 sq ft) will start from $838,000, two-bedroom units (646 to 775 sq ft) start from $988,000, while three-bedroom units (904 to 1,152 sq ft) will start from $1.38 million.
The developer has yet to determine the prices for the four and five-bedroom units, as well as the penthouses for the fully smart private condo, JadeScape.
JadeScape which is expected to receive its Temporary Occupation Permit (TOP) on Jan 9, 2023, will open its two-storey show gallery to the public from Sept 8, 2018. Being the largest show gallery in recent year, it will come equipped with smart home features and the Smart Estate Management system.
JadeScape condo will have a perfect mix of 1 to 4 bedroom units and a couple of terrace houses. The units will be affordably priced and can make a great home for newlyweds, large families, workers as well as students.
JadeScape residential will havea range of condo facilities that will appeal to people of all ages. The Pan Island Expressway (PIE) and Central Expressway (CTE) are a few minutes away from JadeScape and can easily be accessed via Lornie Road and Braddell Road. The condo is also about 3 minutes’ short walk from Marymount MRT Station and takes only 6 stops to get to the Orchard MRT Station. The Upper Thomson MRT Station (which is expected to be up and running by 2023) is also a short from the development. So, getting to and from town as well as other parts of Singapore will be as convenient as ever for the residents of JadeScape.
